We recently purchased our lovely home via a Real Estate Broker named Lou Koss. Lou is not your average broker. Actually, he's not even above Average. The word average can not be used to describe him. He is a cut above the rest. We've dealt with countless brokers in our search for the perfect home, and when we met Lou, we knew we found the perfect broker! Lou is warm, friendly, honest, and professional. He was very patient with us and kind. He was not aggressive or pushy, like many other brokers are. He gently guided us through the home buying process, using his broad knowledge of the Real Estate Market, to educate and inform us at every turn. When I decided to sell my home, I asked several people who had recently purchased/sold homes if there was someone they could recommend to me. The name Lou Koss was mentioned by four people who had never met each other! I had thought that the home selling process would be daunting, but Lou put my mind at ease within minutes of meeting him. He was patient and calmly and informatively answered the many questions I had for him. I was quite surprised and more than a little impressed that there were people interested in viewing my home within hours of sitting down with Lou for the first time! I was very eager to sell my home and was contemplating an early offer that was generous. Lou advised me to be prudent and patient with such an important decision. Because of his sage advice, I ended up selling my home for 20% more than the already generous offer. Lou is living proof that you can be great at what you do and still have warmth, a sense of humor and great concern for the needs of your client. My search for a coop apartment with Madison Estates was an extremely pleasant experience due to assistance and encouragement from Veronica Livia, my real estate salesperson. I spoke to Veronica to discuss what I was looking for, my price range, and the neighborhoods I was interested in. She contacted me a few days later and we made an appointment to meet on May 7 at Madison Estates Douglass Street office. I brought my brother along for moral support and Veronica drove us to view 6 apartments. One needed an extreme make-over and was crossed off our list. We had to wait an hour to see the last so went to Barnes & Noble for a coffee and had a pleasant conversation as Veronica is personable and easy going. We went to see the last apartment and I knew from the minute I walked in the door that this was the place I was looking for. I told Veronica of my interest as soon as we left. She faxed the offer form to me and, having spoken to the sellers real estate salesperson, advised there were multiple offers and said to offer what I would be willing to lose the apartment for. My offer was made and accepted. Gathering and putting together the financial information and forms for the coop board was time consuming but Veronica constantly reassured me all was good. The longest part of the whole experience was waiting for a date for my interview with the coop board. When the date was set and I had my interview I was anxious and emailed Veronica to find out if she had heard anything. I was unaware that she was on vacation in Hawaii but she replied right back to me, even though it was 4AM her time! The coop management company informed us two days after my interview that I was accepted. Three months to the day that I first spoke to Veronica, I closed on my coop. Veronica even drove me (& my brother for continued moral support!) back and forth from the closing in LIC. I am slowly settling into my new home, with plenty of boxes to be unpacked. I truly feel that I am "home" and have Veronica Livia to thank for finding the perfect place for me. - Kathleen K

Dear Peter, I just wanted to say thank you for all your help in finding us our new apartment! After a long and incredibly stressful search, my family and I had grown beyond frustrated with the lack of effort and professionalism shown by most brokers. It was hard enough to be leaving our home of many years, and having to waste time on brokers showing us place after place that didn't fit our needs was infuriating. Most of them either didn't listen to what we wanted, played us against other applicants in order to drive up the rent and thus their commission, or left it up to us to chase them down for answers and/or listings. You, on the other hand, made the process fast and seamless. You actually worked for us instead of just working for a commission, which is a hard find these days. You got us into a place that checked all boxes on our wish list, while still keeping us within our budget. On behalf of myself and my family, thank you for your help. Veronica Livia was the RE agent from Madison Estates who we chose to list our inherited home in the Windsor Terrace section. There were a few other brokers being considered. After several years of ownership it was decided by the 5 inherited owners to list the home for sale. In my opinion Veronica went way beyond her suites during the listing and final sale. She would often schedule conference calls to keep the owners- scattered amongst 4 different states- abreast of the several open houses she conducted. The feedback was valuable and she did her best to keep us on track when some wondered off the objective to sell. In addition, several times, she tended to some items which were bend her sales responsibility to keep the house up-to-par. Throughout the time frame, Veronica was always courteous and professional and was a pleasure to work with. In my book she’s a five on a scale of one to five. - Tony Ajackie
